Susan Rollins is a partner in the firm's Corporate Finance Department and a member of the Project Finance group, and has been practicing law since 1977 when she joined Chapman and Cutler LLP. Ms. Rollins' extensive experience in real estate and finance law includes tax-exempt and taxable commercial, industrial and multi-family housing financings, credit enhancement structures, credit tenant lease financings and private and public placements of corporate secured debt, multi-state mortgage loans, synthetic leasing, federal government project financing, Chicago charter school bonds and other complex structured financings. On a national level, Ms. Rollins has considerable experience serving as special counsel to surety companies in connection with their issuance of surety bonds designed to enhance the credit of publicly issued tax-exempt and taxable mortgage-backed financings of multi-family housing, commercial, industrial, solid waste and alternative energy projects. She also has substantial experience serving as special counsel or bond counsel to institutional investors in connection with the issuance of tax-exempt industrial development bonds and taxable secured notes to finance real estate projects. Ms. Rollins has represented lenders and credit enhancers, including banks, private insurance companies and Resolution Trust Corporation in the restructuring of public and private secured debt and the pooled sale of assets, in construction and permanent mortgage lending and sale and leaseback transactions. She represents financial institutions and borrowers in working out their troubled real estate portfolios through a variety of mechanisms, including foreclosure, deed in lieu of foreclosure and restructuring of existing debt. Ms. Rollins also represents purchasers, sellers, lessors, lessees and lenders of commercial and industrial properties. As a result, she has significant experience in single asset and multi-property and pooled transactions dealing and negotiating with third parties such as surveyors, title insurance companies, appraisers, environmental consultants, engineers, architects, property managers, franchisors and brokers. |
