Stephanie Hill is a partner in the firm's real estate group whose practice focuses primarily in the areas of real estate financing, New Markets Tax Credits, and loan foreclosure and workouts. In addition to financing transactions, Stephanie has been involved in all aspects of commercial real estate, including development, purchase and sale, commercial leasing, 1031 tax-deferred exchanges and warehouse and distribution agreements.
Stephanie has extensive experience representing borrowers and lenders in commercial real estate financing. Her financing experience includes term loans, construction financing, subordinate loans, mezzanine financing and syndication loans.
Stephanie has been actively practicing in the New Markets Tax Credit program since 2004, and has considerable experience representing and advising parties in transactions involving leveraged New Markets Tax Credits and Historic Rehabilitation Tax Credits.
Stephanie has significant experience representing lenders in connection with financially distressed real estate projects, real estate litigation and defaulted real estate loans. Stephanie has structured a number of workouts of troubled loans and litigation settlement relating to real estate financing. In addition, Stephanie has experience in foreclosure, redemption of property following foreclosure, and recently advised a major institutional bond trustee in connection with marketing and sale of a sheriff's certificate from a foreclosed development property.
Stephanie has worked with a number of clients on development and financing of renewable energy facilities. These facilities include wind turbine farms in Minnesota and Iowa, ethanol plants and a biomass incinerator in the Upper Midwest. Working together with lawyers in the construction, regulatory litigation, corporate and public finance groups, we have taken projects from planning, land assembly, construction, financing and permitting to final operation and production.
