Leasing
Represents owners, developers and tenants in connection with the drafting and negotiation of commercial and industrial leases. Has successfully negotiated over 300 commercial and industrial leases, including retail and office leases in excess of 15,000 square feet.
Has successfully represented developers in connection with the negotiation of leases with retail tenants such as Rite Aid, Petco, Staples, Jamba Juice, GameStop, Starbucks and Shoe Pavilion.
Regularly advises clients on property management issues, including tenant issues, brokerage agreements and property management agreements.
Real Estate Purchase and Sale Agreements
Drafts and negotiates purchase and sale agreements on behalf of buyers and sellers for all forms of commercial and industrial properties.
Successfully represented a buyer of a $10 million single tenant building in a sale-leaseback transaction and a buyer in a $15 million land assemblage. Has represented developers in connection with the purchase of property from redevelopment agencies.
Real Estate Finance
Represents lenders in connection with the drafting and negotiation of construction and permanent loans secured by real property. Represented both borrowers and lenders in connection with conduit financing. Advises banks and borrowers with respect to the structuring and workout of loans.
CC&Rs
Drafts declarations of covenants, conditions and restrictions for standard subdivisions and condominium, townhome, commercial and mixed-use projects.
