Jonathan Dion concentrates his practice in the area of commercial real estate and commercial lending, including leasing, acquisitions, development and financing. He represents clients in a wide variety of real estate and lending matters, including the leasing, sale, acquisition, development and financing of retail, warehouse, industrial and office space.
Mr. Dion's commercial real estate and development experience includes:
Preparing and negotiating real estate purchase, reciprocal easement, sale/leaseback and development agreements
Reviewing title documents and title insurance policies and endorsements
Reviewing due diligence items, including ALTA surveys, legal descriptions, Phase I environmental reports, construction documents and organizational documents
In commercial leasing, Mr. Dion has experience:
Preparing and negotiating office, retail, warehouse and industrial lease agreements on behalf of landlords and tenants
Preparing and negotiating subordination, non-disturbance and attornment agreements and sublease agreements
Mr. Dion also has experience in the area of commercial lending:
Preparing and negotiating loan documents on behalf of lenders and borrowers
Representing lenders in servicing securitized loans, including reviewing lease agreements for lender approval
Some of Mr. Dion's representative transactions include:
Representation of a national bank in the closing of 20 commercial loans totaling more than $158 million
Representation of a retail service company in the sale of its business, which included more than 60 stores throughout the Southeast
Representation of a purchaser in the acquisition and financing of $100 million in golf course assets nationwide
Representation of a national big-box retail tenant in the negotiation of lease agreements totaling more than 400,000 square feet
Representation of a regional shopping center developer in all areas of leasing in the Southeast
While at Wake Forest University, Mr. Dion was a member of the Wake Forest Law Review.
