Ms. Nida is a Shareholder in Brownstein Hyatt Farber Schreck. She works in the Real Estate and Finance groups, focusing her practice in commercial real estate transactions. Ms. Nida represents a variety of clients, including large institutional lenders, insurance companies, equity investors and borrowers in complex loan transactions. She also counsels developers of retail, office, industrial and residential properties on matters related to due diligence review, site acquisition, construction and permanent financing, leasing and sales. Ms. Nida has administered a variety of loan types and financing, including permanent financing of low income housing projects made by the Colorado Housing and Finance Authority; single and multi-property commercial mortgage loans made by AIG Global Investment Corp. and SunAmerica Life Insurance Company; and commercial mortgage and business loans made by American Commercial Capital, which were secured by multiple pools of franchise restaurants or convenience stores located across the United States. In addition, Ms. Nida has advised several companies on various transactions, including the purchase of a portfolio of 50 loans from Principal Life Insurance Company by AIG SunAmerica Life Insurance Company; private development of 1,500 acres of housing and mixed-use in Erie, Colo., for Vista Ridge Development Corporation; development and sale of office buildings, mixed-use projects, hotels and low-income to luxury apartment complexes; and due diligence review and analysis of assets for lenders and purchasers. |
