Ann T. Cole is a principalin the Business department of the firm’s Baltimore office. She represents financial institutions, asset-based and other lenders as well as real estate developers in the areas of commercial and real estate finance. She also represents clients in the areas of federal finance, affordable housing and community development (including neighborhood revitalization, economic development and charter schools) and lenders participating in Fannie Mae's Delegated Underwriting and Servicing multifamily loan purchase program. Ms. Cole began working with Miles & Stockbridge as a summer associate in 1998 and then as an associate in August of 1999 through April 2002. From April 2002 to August 2003, prior to returning to Miles & Stockbridge, Ms. Cole worked as an assistant attorney general representing the State of Maryland’s Department of Housing and Community Development. During her tenure with the State, Ms. Cole drafted and negotiated loan documents on behalf of the Department in connection with the issuance of multi-family housing revenue tax-exempt bonds credit enhanced by FHA and FNMA, state-funded multi-family loan programs and federal low-income housing tax credits.
